A copy of your certificate of title OR an “Owners and Encumbrances Report” 

To figure out which legal document to request, you will have to find out whether you have Abstract or Torrens property.  (Most people have Abstract property.)

 There are two ways to figure out which type of property you have:

 1. Use your county’s online property tax information search.  Usually you can simply enter your address and receive all your property tax information, including whether you have Abstract or Torrens property.

2. Call your County Recorder or Public Records Division.  Ask them whether you have Abstract or Torrens Property.  Usually this takes less then five minutes.
