You must request a report detailing any liens, mortgages, or
judgments on the property. The cost of
this report varies depending on the type of property you own.
If you have Torrens property, you
have to request a copy of the certificate of title. Usually the fee for this
document is minimal ($2 in Hennepin
County).
OR:
If you have Abstract property, you have to request an Owners
and Encumbrances Report from a title company. This usually costs $60-75.
You cannot have both Abstract and Torrens
property. Most people have Abstract Property.
